This is the most common type of tenancy where a fixed term is usually given for six months or a year.

In order to end a tenancy the landlord or agent must serve the tenant with a Notice of Repossession at least two months before it is to take effect. A tenant may give one months notice in writing. Notice would not be valid if the expiry date falls before the end of a fixed term.

Assured tenancies give tenants more security and can be granted for a fixed term.

Very rarely, a prospective tenant may be offered a full ‘Assured’ tenancy that gives very significant and potentially long-term security of tenure to a tenant. In this instance a landlord can only get possession in very limited circumstances.
